Changes approved by Membership at Annual Meeting
Several changes were approved by Membership at the annual TCA meeting held on Saturday, June 7, 2025:
Bylaws change
The last three paragraphs of Article II - DIRECTORS, Section 2, Election of Office, have been removed.
Rules changes
Tyrone Rules Section II. c. Dues and Assessments
Change the late fee amount on monthly dues from $5.00 to $10.00.
Tyrone Rules Section III. s. Property Use, Improvement, Maintenance & Architectural Rules
Change heading from "Vehicle Parking" to"Prohibited Parking"
Add: 1. Shipping containers, storage containers, ISO, and Conex boxes are prohibited in the Tyrone Townsite. They may not be placed on the street, on private property, or in the community parking areas. The Board of Directors may grant a pre-approved one week variance for special circumstances (eg. moving households).
Changes to dues rates:
- For residential and commercial1 properties from $35 to $38 per month.
- For undeveloped properties from $23 to $25 per month.
- For commercial2 properties from $41.25 to $45 per month.
The Proposed Budget with dues increase was approved.
Revised copies of the Bylaws and the Rules as well as the minutes from the meeting will be available shortly under Documents on the website. Full year end finanicals will be posted as soon as they are available (in July).

Annual Meeting Notification as sent out May 27
Dear Property Owner:
The Annual Meeting of Tyrone Community Association is scheduled for Saturday, June 7, at 10:00 a.m. in the Tyrone Community Building.The Board of Directors plans to propose several changes including amendments to the Bylaws and Tyrone Rules. These changes will only be made if you, the property owners, approve via vote at the meeting. We are a covenant community, and as property owners, your input is very important for the future success of Tyrone.
Current Bylaws and Rules can be found on our website under Documents>Governing Documents (https://tyronenm.com/docs).
Please note that TCA âs new post office box number is PO Box 852.
Following is the one update to the Bylaws of Tyrone Community Association that the Board of Directors will be asking you to vote on:
Strike the last three paragraphs from Article II â DIRECTORS, Section 2, Election of Office, which read as follows:
Member (Property Owner) who has also been a resident of Tyrone for at least one (1) year (i.e., owns his/her property and lives in that property as his/her primary residence for one year or more) may pledge his/her candidacy to the sitting Board of Directors. All candidates must be in good standing with the Association and are subject to a background check by the sitting Board of Directors.
The intention of the Membership and Board of Directors and its Officers of the Association is that only those who own properties in Tyrone and reside in said property as his/her primary residence be eligible for sitting on the Board of Directors and making decisions for the Tyrone townsite. Outside of that intention, no other candidate will be considered for election
All candidates are subject to a background check by the sitting Board of Directors and must not have a criminal record entered within the past five (5) years. The sitting Board of Directors reserves the right to notify the general Membership of its findings concerning the background of any candidate, either at the election or by written notice prior to the election. Further, the sitting Board of Directors reserves the right to accept or reject the candidacy of any individual who has a criminal record or pending trial that could result in a criminal record, entered at any date.
Following are three resolutions the Board of Directors will be asking you to vote on:
1.Tyrone Rules Section II. c. Dues and Assessments

Election of New Board Members:
There are two positions available on the Board of Directors.One is for a present board member term that is ending, and the other is an existing vacancy. The board member whose term is ending will stand for re-election.
We are seeking property owners who would be interested in serving on the Board of Directors. We are seeking individuals who are passionate about our community.Serving on the TCA board requires time and commitment to attend meetings, work sessions, review documents, and participate in decision making. Please consider serving. Contact us for more information. We want our community to thrive!
The voting will be by voice, not by ballot.
Many other items will be on the agenda which will be posted on our website at least 3 days prior to the meeting. Annual Meeting June 7, 2025
Please make an effort to attend the TCA Annual Membership Meeting on Saturday, June 7 @ 10am in the Community Center. (We'll have snacks!)
- There are a couple of openings on the Board that need to be filled. Self-nominations accepted! Please let us know if you would like to throw your name in. Many hands make light work!
- There are a several of other items to be voted on including a change to the Bylaws, a couple of changes to the Rules, and a request to increase the monthly dues assessment. The Membership controls whether or not these changes are made, so don't let others speak for you; come and cast your vote.
- The agenda will be posted by June 4 here on the website.

Tyrone Lighting Contest 2024 via App
This year's home-decorating contest will be held via the Christmas Prism App. You do not have to joping the contest in order to decorate, of course. Tyrone has a long tradition of lighting up the holidays for the enjoyment of neighbors far and wide.
We do encourage you to try out the app whether to list your house as a participant or to vote for your favorite. It also allows you to map out a route in order to not miss someone.
Download the App on your phone where you can:
- Register your house for others to find on their light-viewing excursions
- Add your house to the light contest
- Find other houses in Tyrone that are "lit"
- Follow the app map to see them all
- Vote and/or like your favorites

Holiday Trash Pickup on Thursday
With both Christmas and New Year's Day falling on a Wednesday, we will have an adjusted schedule for trash pickup. Please put your trash for a Thursday morning pickup both weeks. Specifically, December 26 and January 2 will be our pick-up days.

Bylaws changes approved at Annual Meeting
The majority vote went to approve the full slate of proposed changes to the bylaws at the Annual Meeting held Thursday, June 6. Paper ballots were collected and volunteers counted them the following day. Most changes were fairly unanimous with only one change that got an 18 to 12 split. Thank you to the members who made the effort to participate.
The revised bylaws will be posted to the website under "Documents" as soon as they can be cleaned up and signed off.
Two new board members were also voted in on Thursday - Diana Mason and Zachary Hurlbut. Gena Roberts was elected to a second term. With Kimberly Montoya continuing her existing term, we have a 4-member board (still short by one).
The Board met immediately following the Membership meeting and determined who would hold which office. The decision was:
Kim Montoya - President
Diana Mason - Vice President
Zach Hurlbut - Secretary
Gena Roberts - Treasurer
The Board will be meeting for their first work session in early July.
The full meeting minutes will be posted to the website in the next few days.

Announcements
The Tyrone Library (located in the Community Center) will be open Wednesday June 3 from 10am - Noon.
Please consider volunteering for the TCA Board. There are currently THREE vacancies and an additional position reaching end of term. If you would like to run for a Board position, please submit your name and a brief bio to publish ahead of time, so members know who will be on the ballot.
The Revised Rules have been posted under Documents.
REMINDER: Monthly dues payments are due the first of each month (late after the 10th). Reach out if you want to set up recurring ACH or credit card payments. If we have your email address on file, click "My HOA Account" and create your account. Contact a board member if you have any questions.
